Espresso Coffee, Condo Keys & Divorces

I snapped a few shots this morning. I got up way too early this morning at 4:59 am, and I couldn’t sleep anymore so I rolled downstairs to my computer dungeon. I did a bit of work on one of my websites, then snapped some pics of my morning espresso, yum, yum……

Sometimes I get up really early but it doesn’t seem to bother me too much. I’m wide awake and don’t feel tired at all.  I try to work a bit, just so I feel like the whole getting up early thing isn’t a complete waste of time.

Anyways today I take possession of the Burnaby 2 bedroom condo I bought in November (tenants already in place)! My realtor drops of the keys at 9 am, I will drive down later to take a peek at the place.

Oh yeah the tenants from the condo in Port Coquitlam (bounced check) are  leaving, after less than 2 months! I guess that can happen if you cheat on your wife, then she finds out and wants a divorce! That sucks for me them big time, I feel bad for the wife. I already posted the ad on Craigslist for the last 3 days and will be having a showing today or tomorrow.  I also  raised the rent $25 to $1525, I may as well get more rent just for the headache of rerenting the loft after such a short period of time. Once a tenant leaves I always raise the rent even $10 (usually $50 to $100 though), it’s another $120 in your pocket in 1 years time right? Hey every dollar counts and adds up.

Friday Wrap Up – All Is Well In my Neck Of The Woods

Wee, it’s Friday. I’m pretty happy how the week turned out I was able to get a nice chunk of work done, which always seems to make me feel fulfilled. I really hate not accomplishing anything, it bugs me big time. So that was cool to get enough done. I could have gotten even more done but the rental part of my life got in the way. I had to go to my rental house in North Delta to get post dated checks for the next year.

And I mentioned in my last post about the bounced from my tenants in the Port Coquitlam loft condo. Luckily that all turned out fine. They got paid today and were able to pay the rent, so I went down to pick up the $1500 in CASH. I didn’t feel like getting another check for this month. I don’t like basketball that much (bounce, bounce). It may suck being a land lord sometimes but working a job for a living sucks more if you ask me.

Next week should be back to normal, no more driving around to meet tenants. I hate being disrupted from my daily routine of working from the coffee shop. I feel the need to make up time if I have errands to run and I am not at the coffee shop working on my online advertising campaigns. Yeah it’s kinda weird I know, I’m an over achiever I guess. I have never really liked sitting around, maybe I have A.D.D? It seems to work well for me, if I really do have A.D.D.  My mind is always going a 100 miles a minute. I can never seem to get enough of whatever I am doing at the moment.

I remember when I was younger and doing graffiti. I could never get enough of it. If I got paid for painting walls I can tell you I would be very rich right now from it. I gave it 100% and now I do the same but legally with my internet marketing business, ha ha.

Bounced Rent Check, Uh Oh!

Not every day is all smiles, especially when the rent check bounces! That happened to me yesterday. i checked my mail from Vancity (my bank) and I see a returned check from my new renters in the Poco condo. This is where it sucks being a landlord, ugh. I hate dealing with this sh*t. This is a family with 2 young kids, that makes it even worse. Overall I like to give people the benefit of the doubt, but in reality you know rent is due on a certain so you should make sure you have the money in your f*cking account! That is the part of owning properties that always suck , dead beat tenants.  But I will say it again, being a land lord is better than having a real job, if you ask me…

I called the tenants and then I get a story of course. The wife hasn’t spoke to the husband and doesn’t know what’s going on. She will call back when she finds out, blah, blah, blah. So I get the call back and she will have the rent on Friday long story, short. We will see. If there isn’t any rent then I will give them the 5 day notice in writing. If they don’t pay within 5 days of that notice they are gone. I don’t have time for b*llsh*t. I might sound like an assh*le but after you deal with enough people giving you the run around, your warm side tends to evaporate. Most renters are pretty good people but I hate the long B.S stories, that amount to fresh air spewing out of their mouths. Pay up or F-OFF, plain and simple…

A check is a check, if your boss gave you the run around about why you couldn’t be paid this week how would you feel? Getting checks from people who rent from you is no different, they need to pay for the service I offer, which is a clean home to live in.

Scared Of Tenants? Then Work Until Your 65 You Jackass

Looks like the weekend is here. I had to leave the coffee shop early since I need to meet with my new tenant and former coworker to get the paperwork and damage deposit for my 2 bedroom condo in Burnaby. Getting it rented, and it’s one less thing for me to think about. Overall people who don’t have rental properties seem to think it’s the worst thing in the world. Me and my cousins husband were having a conversation yesterday at his mechanic shop, and he asked me how I deal with the headaches of having tenants. He came to conclusion that it was tons of work, and very stressful. I asked him, “you deal with customers all day long right?”. Well I explained “this is like having customers but they are called tenants”. I have honestly never had any huge problems with my tenants located in my places here, the properties I owned in Winnipeg were a different story.

But it’s funny when I hear people who don’t have rental houses bitch about how much work they are. It makes me laugh because in reality it’s one of the most passive ways to make income. What would you rather do, own and manage rental properties or work a job 9-5 every day? If you answered having a 9-5 job you’re a complete idiot, and you should rethink your answer. I never work 8 hrs a day on my rental homes or even 8 hours per week, not even 8 hours per month….

People seem to think renters will destroy your place, only if you buy in shit hole areas like I did in Winnipeg, lesson learned. All the places I have owned in greater Vancouver have been a pleasure to own.Rental income is the best way to make money, next to making money online. I love having rental houses and wouldn’t trade it for anything.

9 to 5 or renters? I will take renters any day of the week….

LandLord & Daily Pains

I haven’t blogged in a minute, for a few reasons. My Escalade had engine troubles and it’s still in the mechanic shop. Apparently my catalytic converter needs to be replaces, and it going to run me about $500-$600 labor included. It’s nice to have cousins who marry mechanics, lol. If I didn’t know a mechanic personally it would cost me about $1,000.  So…. I am without a car kinda. I use my pops GMC SUV Blazer at night to get to point A and B, in the daytime I bike ride to the coffee shop as usual.

Besides the car repairs I am trying to get the second condo in Burnaby I bought rented. I have a few people interested and by next week that should be out of the way. Oh and I need to meet the tenants from my first condo in Port Coquitlam to give them the keys so they can start moving for November 1 (tomorrow night).

Having 20 rental properties can keep you pretty busy I’m sure. This is part of the reason that I am investing in condos, less maintenance to worry about. If I had 20 rental houses I would probably have a heart attack, condo properties are much less time consuming.

Overall with Craigslist.com renting out places has become free and way less time consuming.  Again I would probably have a stress attack if Craigslist wasn’t around.

I really don’t have to much to say, I just felt like taking a little break from my online business. I find that blogging relaxes me and it’s free of charge…
